What is a developer promotion?
A developer promotion is a buyer-facing offer attached to a new-launch condominium. It may be a direct cash discount, a revised price for a selected unit, a stated saving, or a price-change notice. It is not automatically available for every unit in the project.
- Direct discount: a stated reduction from an earlier or list price.
- Selected-unit offer: pricing that applies only to identified units, layouts or floors.
- Starting price: the lowest current price for a unit type, subject to availability.
- Price-change alert: notice that current prices may change on a stated date.
How to compare net prices properly
- Ask for the exact unit number. A 2-bedroom home can vary materially by size, orientation, floor and view.
- Request the written current price. Do not rely only on a social-media graphic or a verbal quote.
- Confirm the net price and the stated saving. Ask what the saving is compared with, and whether any conditions apply.
- Check the offer date. A dated promotion may expire, while an undated offer still needs same-day confirmation.
- Compare tenure, layout and usable space. A larger discount does not automatically make one unit a better fit for your budget or holding plan.
- Calculate the full buying cost. Include buyer’s stamp duty, legal costs, loan affordability, maintenance and renovation—not just the advertised purchase price.
Why a “from” price is not the whole answer
A “from” price is a useful entry point, but it may relate to only one available unit. Before booking, compare the price per square foot, total quantum, floor plan, facing and the specific unit’s position in the project. A lower headline price can be less useful if the remaining unit does not suit your needs.
