Lentor Gardens Launch Weekend: 54% Sold — What Buyers Should Know

Lentor Gardens Residences launched over the weekend of 18 and 19 July 2026, becoming the seventh private residential project to launch in the Lentor precinct.

According to The Business Times, the development sold 270 of its 499 residential units, representing approximately 54% take-up. The average selling price was about S$2,350 per square foot. All three commercial units were also sold at an average of approximately S$2,550 psf. Source: The Business Times

The launch result was supported by strong interest during the preview period, which attracted approximately 5,000 visitors.

What sold best?

Three-bedroom units led the sales, accounting for 42% of transactions. Two-bedroom units made up 40%, while four-bedroom units contributed the remaining 18%.

This suggests that the project attracted a combination of family buyers and younger purchasers looking for a more accessible entry point into the Lentor precinct.

The buyer profile was also mainly local. Singaporeans accounted for approximately 91% of buyers, with permanent residents and foreigners making up the balance.

What does the company availability snapshot show?

The internal project app recorded 269 units as sold, one unit as reserved and 232 units available out of 502 total units.

The difference from the newspaper figure is likely because the app separates a reserved unit from completed sales. In other words, 269 sold plus one reserved broadly reconciles with the reported 270 residential commitments.

The app also showed:

  • Three-bedroom Compact: fully sold
  • Three-bedroom Compact + Study: fully sold
  • Two-bedroom Premium HS: 28 sold, 2 available
  • Three-bedroom Premium: 59 sold, 18 available
  • Three-bedroom Premium + Study: 21 sold, 11 available
  • Four-bedroom Compact: 40 sold, 1 reserved, 19 available
  • Four-bedroom Premium: 9 sold, 36 available
  • Strata terrace houses: 3 available
  • Commercial shops: 3 sold

Availability can change as reservations are converted into sales, so buyers should confirm the latest unit status before making any decision.

Why are buyers interested in Lentor Gardens?

Lentor Gardens is positioned within a growing residential precinct near Lentor MRT station, Lentor Modern mall and upcoming green spaces such as Lentor Hillock Park.

The development comprises three 16-storey towers, one eight-storey tower and three strata terrace houses. It is built above an approximately 200-metre waterscape and is expected to obtain its Temporary Occupation Permit in December 2030.

The wider Lentor precinct has also benefited from limited remaining supply. According to market commentary reported by The Business Times, the six earlier Lentor projects had collectively sold 2,929 of their 2,954 units based on figures available before the launch.

Is Lentor Gardens still worth considering?

A 54% launch-weekend take-up rate is a healthy result, but it should not be the only reason to buy.

Buyers should still compare:

  • Exact unit price and total purchase quantum
  • Floor level and facing
  • Pool, park, road or neighbouring-block views
  • Layout efficiency
  • Remaining unit selection
  • Financing and monthly repayments
  • Expected holding period
  • Competing resale and new-launch options nearby

The internal app suggests that many compact three-bedroom units have already been taken up, while a larger selection remains among some two-bedroom and four-bedroom categories.

This means the question is no longer simply whether the project sold well. The more important question is:

Which units remain, and are they still attractive at today’s prices?

Final thoughts

Lentor Gardens recorded a strong launch weekend, with approximately 54% of its residential units committed at an average price of S$2,350 psf.

The result shows continued demand for well-located mass-market homes in the Lentor precinct, especially among owner-occupiers and family buyers.

However, a successful launch does not guarantee future price appreciation. Buyers should assess the exact unit, price, layout and long-term suitability before deciding.

Figures and availability may change. Confirm the latest information with the appointed sales team before making a purchase.
