However, all private residential property interests in Singapore and overseas must then be disposed of within <strong>six months from the HDB resale completion date<\/strong>.<\/p>\n<h2>What still has not changed?<\/h2>\n<ul>\n<li>You still need a valid <strong>HDB Flat Eligibility (HFE) letter<\/strong> before buying a resale flat.<\/li>\n<li>The <strong>30-month wait-out period<\/strong> still applies if you intend to buy a subsidised HDB flat, buy a resale flat with housing grants, buy an Executive Condominium directly from a developer, or take an HDB housing loan.<\/li>\n<li>HDB will assess eligibility under its prevailing rules. The policy change is not an automatic approval to buy.<\/li>\n<li>Financing, CPF usage, sale timing and the six-month disposal deadline still need careful planning.<\/li>\n<\/ul>\n<h2>Who may benefit most?<\/h2>\n<p>This change is most relevant to private homeowners who are considering a move into a resale HDB flat without grants or an HDB loan. It may help right-sizers avoid the former gap between selling a private home, waiting 15 months, and then buying a resale flat.<\/p>\n<p>For households considering larger resale homes, location, remaining lease, finances and the timing of a private-property sale remain just as important as the policy change itself.<\/p>\n<h2>A practical checklist before you act<\/h2>\n<ol>\n<li>Apply for or update your HFE letter.<\/li>\n<li>Confirm whether you need housing grants or an HDB loan. If you do, the 30-month rule may still apply.<\/li>\n<li>Work out how you will meet the six-month deadline to dispose of all private residential properties.<\/li>\n<li>Review your CPF, bank-financing and cash-flow position before committing to an Option to Purchase.<\/li>\n<li>Check the latest conditions directly with HDB or a qualified legal\/financial professional for your own situation.<\/li>\n<\/ol>\n<h2>What could this mean for the resale market?<\/h2>\n<p>It is too early to know the full effect. The change may bring some right-sizer demand into selected resale segments, especially larger or well-located flats. At the same time, it may allow some private homeowners to list their current homes more confidently.
