GLS<\/strong> means Government Land Sales<\/strong>. It is Singapore\u2019s system for releasing state land for development. When you see a future condo described as a \u201cGLS site\u201d, it usually means the land has been offered by the Government, awarded to a developer, or is expected to be offered for sale.<\/p>\n

For home buyers, a GLS site is often worth following early because it may become a future new-launch condominium. But the project name, number of units, prices, layout and launch date are not confirmed until later.<\/p>\n

How does a GLS site become a new condo?<\/h2>\n

    What does the land bid tell a buyer?<\/h2>\n

    The winning land bid is one useful reference point, but it does not tell you the final selling price by itself. A developer must also consider construction costs, financing, marketing, taxes, the project\u2019s design, expected demand and the mix of homes offered.<\/p>\n

    It is more useful to treat the bid as one part of the wider picture. Compare it with the location, nearby new launches, MRT access, schools, amenities and the type of home you need.<\/p>\n
